Raw construction

Foundation and walls in the basement & ground floor are in concrete. According to the structural engineer's calculations, the upper floors are in brick masonry and concrete where necessary for earthquake safety (SIA 260ff.). The internal partition walls are in brick, concrete, or lightweight construction.

According to the engineer's static calculation, the intermediate ceilings are made of reinforced concrete. The reported average U-value of the building envelope is below the U-value permissible of the target value according to SIA 380/1 object-related.

The SIA standard 181 regarding sound insulation values is taken into account.

Roof

All pitched roofs as insulated warm roofs with visibly planed rafter construction. The exposed formwork is made of fir/spruce, and plumbing work is in copper roofing with Prefa sheet metal.

The flat roof of the parking hall is finished with a bitumen or plastic sealing membrane and a protective layer.

Facades

The ground and upper floors are finished with plastered exterior insulation. In areas of the wooden parts, the plaster is covered by a back-ventilated wooden façade cladding in larch.

Windows

Quality windows in wood-metal (larch) with triple insulating glazing U-value 0.7W/m2K. One turn/tilt sash per room, Glutz type fittings.

The individual elements are fixed, rotatable, or tiltable, depending on the room layout.

Balcony

Lifting-sliding door in wood-metal (larch) with triple insulating glazing U-value 0.7W/m2K. The balcony floors are made of mono concrete balcony railing made of larch wood and glass panels: wall light, switch, and external socket.

Sun protection

All windows and lift-and-slide door elements are equipped with composite Venetian blinds. The blinds are electrically operated. Sun awning per residential unit in the balcony area (electrically operated).

Expansion

All internal wall surfaces in masonry/lightweight plastered (1mm) and painted once. All visible concrete ceilings with plaster smoothing and one coat of paint.

Doors

Flat entrance door 60mm with a frame, smooth larch door leaf with a circumferential seal, incl. security cylinder, fittings type Glutz. Room doors 40mm with lining and panelling, smooth larch door leaf, fittings type Glutz.

The entrance doors are made of stove-enamelled aluminium. Tilt-up door for the parking garage is anodised aluminium.

Cupboards

2-piece wardrobe, in synthetic resin or sprayed, colour of the client's choice.

Floor coverings

Living rooms, bedrooms, and corridors are fitted with oak parquet. The purchase price includes delivery, preparation of the underlay, laying, wall plinth, aggregates, and joints of all kinds.

Slab work

All sanitary cells will be covered with tiles. (floor and approx. ½ of the wall surfaces) The purchase price includes delivery, laying, aggregates, and joints of all kinds on walls and floors. Material price per m2 = Fr. 55.- (gross price, excl. VAT)

Electrical installation

Blinds all electrically driven, flats with corresponding connections for lights, sockets, and electrical appliances, living room with multimedia cabling (TV, telephone, Internet), empty conduit installation in the other rooms for multimedia cabling, and preparation for possible Smart Home expansion (empty conduit installations). Video intercom system with access control to the front door.

Lighting

Ceiling connections in all rooms, kitchen, dining, and living area. Lighting in wet rooms via recessed luminaires and mirror cabinets. Recessed luminaires in the corridor, entrance, and balcony.

Smart Home

Easymaster (for heat metering heating) including weather station.

Heating, hot water, and ventilation

The heat for heating and hot water is generated by means of a brine-water heat pump. Underfloor heating with individual room regulations is installed for heat distribution. Hot water preparation centre in the boiler room. Hot water meter per flat.

Central water heating in the basement. Consumption-dependent heating cost billing per residential unit. On request, the wet rooms can be equipped with a towel radiator for an additional charge. The interior wet rooms are artificially ventilated. The kitchen exhaust air is filtered in recirculation mode by means of an extractor fan and returned to the room air.

Sanitary installation

White appliances and chrome-plated surface-mounted fittings are provided for wet rooms. (For flush-mounted fittings, there is an additional installation charge).

Staircase

The walls in the stairwell are plastered in cast-in-place concrete, the stair flights, and landings in prefabricated concrete. The stair flights and landings are covered with stoneware tiles.

Passenger lift

A wheelchair-accessible lift system is provided in accordance with current safety regulations for 7-8 persons (630kg).

Community facilities

A parking garage with 47 parking spaces is being built in the basement, and 18 parking spaces outside.

In addition, a washing and drying room, cellar compartments, and the technical room are located in the basement. A storage room for bicycles and skis will be built on the ground floor. The entrance to the house with direct access to the outside is also located here.

E-Mobility

E-Mobility, charging solution C1 Power to Garage according to SIA2060

It is imperative that the charging stations supplied by the customer can communicate with each other. For this reason, the construction community is in favour of using the charging stations from EnBag, Brig. Accordingly, this product is to be used or installed for the individual expansion of future users.

Dynamic load management is planned in the main distribution for communication, billing, and energy regulation among the charging stations. Charging power depends on the number of electric vehicles plugged in and the total power consumption of the development.

A ribbon cable runs across each parking space where the electric charging stations can be tapped. The charging station can also be retrofitted at a later date EnBag bills electricity consumption.

Services not included:

  • Installation, connection & commissioning of the charging station (Studer Söhne Elektro)
  • The charging station must be obtained from EnBag (Studer Söhne Elektro & Iischi Energie Service AG).

Outdoor facilities

The turnaround of the house is for communal use, and special uses for ground floor flats are defined in the STWE contract.

Surroundings

The surroundings will be adapted to the adjoining development. The detailed plan of the surroundings can be viewed at the architect's office.

Comments on special requests

Colours and individual materials can be selected by the purchaser together with the architect based on samples. Special requests can be considered, provided they do not affect the construction work and are communicated to the construction management at an early stage.

The buyer shall bear all resulting additional costs. (incl. planning share of 10% of the additional costs)

Construction dates

The start of construction is planned for August 2021. The building is expected to be ready for occupation in summer/autumn 2023, but this depends largely on weather conditions (late snowmelt, early onset of winter).

The incidental costs
